The only way to break a lease is by a military transfer, if you are currently serving in the armed forces of the United States. Please contact the office for additional details of the military transfer requirements. Although there is no other way to "break a lease", we do offer other options to assist in getting you off the lease by a sublease, a roommate change, or a lease assignment. Please contact the leasing office for details. Additional paperwork and a $100 fee will be required to facilitate any change made to the lease agreement. Management approval is required before any change is made to the lease agreement.
All deposits are refundable, less any damages that occur during tenancy.
Our apartments offer a variety of sizes and styles to fit your needs. From one bedroom/one bath to three bedroom/three baths, you will surely find one that is suitable for you. Our single family homes also provide a wide range of styles from two to four bedroom homes with two to three bathrooms. Some of our single family homes also include a basement and garage for that extra added storage.
Yes, we are pet friendly. We do have pet restrictions on breeds and weights. We allow pets up to 60lbs or 2 pets combined weight may not exceed 60lbs. Pets do require a $200 pet deposit per pet with $125 being refundable at move out and a non refundable $200 pet fee. In addition to your monthly rent, there would also be $15 pet rent per pet.
Our office is located off of Research Center Drive across from the Corporate Research Park and the Edward Via College of Osteopathic Medicine on Pamela Way. Our office manages The Reserve at Knollwood, Knollwood Condominium, The Crossing at Knollwood and Cedarfield Apartments and Townhomes. All four of our communities are conveniently located within 2 miles of the Virginia Tech Campus as well as shopping, dining and entertainment at The First & Main Shopping Plaza on South Main Street. We also manage a wide array of single family homes throughout Blacksburg and Christiansburg.
You may pay your rent with a personal check, cashier's check or money order, online payment with debit or credit or we do offer automatic draft or EFT.
All residents prior to move in will provide us with a signed lease, security deposit paid in full, proof of renter's insurance, account numbers for the required utilities, photo ID and vehicle registration if applicable.
Our applicants are required to show a monthly income of 2x the total monthly rent or they may choose a qualified guarantor. In addition to having adequate income, the applicant or the applicant's guarantor must have a good credit history. If the applicant is currently leasing, a rental history will also be obtained.
The apartments at Knollwood Condominium, The Crossing at Knollwood, and The Reserve at Knollwood are not furnished, but you may rent furniture through a local furniture company.
Yes, we do allow subleasing and roommate changes in addition to lease assignments. There is specific paperwork to process for each option and a $100 fee for processing any changes to the lease. Please contact the office for additional information and guidelines for subleasing, roommate changes, or a lease assignment. You can also review the definitions of sublease, roommate change, and lease assignment on the lease agreement, page 3 sections 7 and 8. Management approval is required before any change can be made to the lease agreement.
