The only way to break a lease is by a military transfer, if you are currently serving in the armed forces of the United States. Please contact the office for additional details of the military transfer requirements. Although there is no other way to "break a lease", we do offer other options to assist in getting you off the lease by a sublease, a roommate change, or a lease assignment. Please contact the leasing office for details. Additional paperwork and a $100 fee will be required to facilitate any change made to the lease agreement. Management approval is required before any change is made to the lease agreement.
Our applicants are required to show a monthly income of 3x's the total monthly rent or they may choose a qualified guarantor. In addition to having adequate income, the applicant or the applicant's guarantor must have a good credit history. If the applicant is currently leasing, a rental history will also be obtained. Acceptable forms of proof of income include but are not limited to pay stubs, W2, I20, J1, bank statements (no less than 3 months' worth), GRA Contract, or a letter of employment detailing the start date of your job and your salary/hourly wage.
Hours 10:00am-8:00pm. No lifeguard on duty. Swim at your own risk. No alcohol or glass containers. No running or boisterous conduct. No pets. No diving, rafts, or large floats. Guest must be accompanied by a resident. Limit 2 guests per apartment. Appropriate swimwear required. Report all accidents immediately.
At Shawnee, our Residents enjoy the benefits of hassle free parking! We have plenty of parking for our Residents and guests, so there is no need to tow for guest passes. Parking is on a first come, first serve basis and each Resident is required to register their vehicle to obtain a free parking sticker. As long as your vehicle is parked legally on site, there is no need to worry about being towed!
There are several different ways to submit a service request. All emergencies should be reported immediately by calling 540-552-2384 and following the prompts to submit an emergency service request. Non-emergency requests may be reported by phone, email, in person, or through your resident portal account.
Your rent includes water, trash removal, and gas for your heat and hot water!
Rent is due on the first day of each month and late thereafter. However, you have until 5:00 pm on the 5th to pay without a late fee penalty. You may pay by check, money order, credit card, debit card, e-check, or you can hand deliver your payment in person to the office and grab a snack before you go!
Yes, but there are some restrictions. Vet verification is required for cats and dogs before we will approve a pet. If approved, we require a $200 pet deposit per pet ($75 forfeited at the end of your lease for extermination purposes), a $200 non-refundable pet fee, and $15 per month, per pet additional pet rent. Our weight limit is 60 lbs and you can have up to 2 pets as long as their combined weight does not exceed 60 lbs. Some dog breeds are restricted, so please make sure you contact our office for a complete list of restricted dog breeds before you bring a pet into your apartment. All Residents are equally liable for potential pet damage, regardless of who the pet belongs to. Therefore, all Residents are required to sign a Pet Agreement in order to approve the pet for the apartment.
Your security deposit is refundable! An inspection will be conducted at the end of your lease and after all residents have moved out to assess the condition of your apartment, If there are cleaning charges or damages assessed at the move-out inspection, those charges will be deducted from your security deposit. You will receive an itemized statement along with any refund within 45 days from your lease end date. We will provide you with detailed instructions on how to receive a full refund of your security deposit at the time of move-in, and as well as before you move out.
Our apartments are not equipped to allow a washer and dryer in unit. However, we have a high tech laundry facility on site that is for our Resident's use only. Each Resident is assigned their own 4 digit pass code for entry. The laundry room is open 24 hours every day and the washers and dryers accept coin or debit/credit card. The cost per load is $1.25. Our Residents enjoy the cozy lounge atmosphere of the laundry facility as well as the free Wi-Fi and flat screen TV.
Absolutely! Once you've found someone simply alert the office and we will facilitate the change. There is a $100 fee required to process a roommate change or sublease. All new applicants must apply and qualify. Please contact the office for additional details.
