You may pay your rent with a personal check, cashier's check or money order, online payment with debit or credit or we do offer automatic draft or EFT.
Our applicants are required to show a monthly income of 3x the total monthly rent or they may choose a qualified guarantor. In addition to having adequate income, the applicant or the applicant's guarantor must have a good credit history. If the applicant is currently leasing, a rental history will also be obtained. For proof of income, we can accept an employment contract, bank statements, pay stubs, an I-20 F-1, a DS-2019 J-1, or student loans.
All security deposits are refundable, less any damages that occur during tenancy.
The only options for breaking the lease would be if you have a job transfer or a military transfer. Other than the transfer options, you do have the option to sublease the apartment.
Chasewood is located at 1304 University City Blvd, off of Tom's Creek Blvd. We can be accessed by Tom's Creek A & Tom's Creek B bus stops.
Chasewood offers efficiencies, 1, 2 and 3 bedroom apartments.
Yes, we do allow subleasing with a $100 sublease fee, and $25.00 application fee per new applicant. You may change roommates during the lease term provided the roommate change papers are complete and the $100 roommate change and $25 application fee is paid. Chasewood allows subleases and roommate changes when all parties consent to the changes.
We include water, sewage, recycling, trash removal, and internet from SingleDigits in your monthly rent.
We tow from the hours of 10pm-6am daily. Guest passes are available at the Leasing Office. We have three "no tow" streets within the community. We do require residents to have a parking sticker.
All residents prior to move in will provide us with a signed lease, security deposit paid in full, proof of renter's insurance, account numbers for the required utilities, photo ID and vehicle registration if applicable.
Yes, we are pet friendly. We do have pet restrictions on breeds and weights. We allow pets up to 50lbs or 2 pets combined weight may not exceed 50lbs. Pets do require a $200 pet deposit per pet with $125 being refundable at move out and a non refundable $200 pet fee. In addition to your monthly rent, there would also be $15 pet rent per pet.
Gigabit wired and 802.11a/b/g/n/ac Wave 2 wireless Internet services from SingleDigits is included in the rent.
Chasewood Downs has 24-hour lockout services for our residents. There is a charge of $40 for lockout calls between 5:01 PM - 7:59 AM during the week & all day on the weekends. Please keep your keys with you at all times. If a member of the Maintenance staff enters your apartment for a requested repair or a scheduled inspection, and the Resident is not at home, it is CMG Leasing’s policy to lock the door when exiting. If you arrive home after office hours and your door has been locked, lock out charges will apply. If Maintenance personnel are on-site at the time of the call, there will be no charge if it is during business hours. There will not be a charge if a key is checked out of the Leasing Office and returned within 30 minutes. There will be a charge if the key is not returned. In order to use the lockout service, the Resident must be on the current lease and show a picture ID for verification of residency. The service charge can be paid immediately to Maintenance Personnel, or Resident can be billed. The service charge will be recorded and submitted for immediate billing. The resident and the member of the service team must sign an acknowledgment of charge form.
The laundry facility for Chasewood comes equipped with most technologically advanced equipment in Blacksburg! There is a $1.25 charge for every wash and a $1.25 charge for every dry cycle. The machines will accept coins or a credit or debit card for payment.
Placing a maintenance service request is easy! Just log into your Resident Passport, below MAINTENANCE REQUESTS on the left of the page, click on New Request. Please complete the drop down boxes for the Area, Item, and Problem. We ask that you include any details below that may help us identify the issue you are having in your apartment. You may also view All Requests to the left of your page to view previous maintenance requests. If you are having any trouble logging into your account, you can always email us at [email protected]

Our office is located at 1304 University City Blvd. We are just barely over a mile away from campus so you'll be within walking or biking distance. If you'd rather not walk, we are located right on two separate bus lines so you'll always have a quick way to get to campus. We're also right down the street from a Kroger shopping center and several different restaurants.
Our apartments are not furnished, but you may rent furniture through a local furniture company.
